Allianz commissioned Lumina 360 to deliver an Investment Grade Decarbonisation Report for their Irish headquarters at Elm Park, Dublin 4. The building is a well-specified commercial office campus built in 2007, designed with passive features including a double-skin facade, exposed concrete thermal mass, and automated natural ventilation. The brief was clear: understand the building's current energy and carbon profile in full, and define the most effective pathway to decarbonisation.
Lumina carried out a comprehensive engineering survey of all building systems, cross-referenced against utility data and occupancy patterns. The analysis covered heating, ventilation, lighting, kitchen and catering equipment, and electrical distribution. Each system was assessed for its current performance and its contribution to the building's overall carbon footprint, with particular focus on the remaining fossil fuel demand.
The output was a costed, staged decarbonisation roadmap. Lumina's recommended approach prioritises demand reduction and system restoration first, ensuring the building's existing infrastructure is performing as designed before introducing new technology. The roadmap defines the scope, cost, and sequencing of each measure, with grant mapping across available support schemes and financial modelling for each stage. Allianz has a clear, evidence-based plan to eliminate the building's remaining carbon emissions in a structured and investable way.
